We are excited to announce the official launch of Synergy Investor Group Holdings, LLC, a private real estate investment platform formed by four industry leaders with over 90 years of combined experience across brokerage, lending, fix-and-flip, development, Value-Add, and investments across multiple real estate sectors.  Our team has collectively completed thousands of transactions, financed hundreds of millions of dollars, and participated in billions of dollars of real estate across multiple market cycles—delivering strong, consistent results for our partners.  Synergy was created with a singular focus:  To provide our network of trusted relationships access to the same real estate investment opportunities in which we personally invest. We are committed to a disciplined, diversified approach designed to preserve capital while generating consistent, risk-adjusted returns. Our strategy is to focus on proven, executable opportunities with defined timelines and strong downside protection.

It is the Mission of the Managers and the LLC to keep the targeted investments diversified and professionally managed, so we can deliver projected yields year after year.  This Real Estate Syndication will not invest in Ground-Up Development because of the timeframes and risk levels involved.  Instead, we will be hyper-focused on key diversified opportunities as outlined below. Over the next several months, we will invite individuals with whom we have worked and developed long-term working relationships within our Industry.  We want this group of investors to participate in our $10 million 506(b) Regulation D Capital Raise, with a Subscription Period between April 16th, 2026 and June 17th, 2026.

Investment Strategy

We will target a diversified portfolio of real estate investments, including:

• Fix-and-flip residential projects (10–15% target returns)
• Private money lending at ≤60% LTV (8–10% target returns)
• Distressed and value-add multifamily (8–12% target returns)
• Stabilized apartment acquisitions with favorable financing
• Assumable mortgage opportunities with below-market rates
• Select luxury redevelopment projects (20–25% target returns)

Investor Structure

• 7% Preferred Return (non-compounding)
• 70% / 30% profit split (Investors / Managing Member)
• Return of capital prioritized upon asset disposition
• 2% annual management fee
